How does the process work if I wish to sell my home to Rosewood Properties?

Please fill out the “Online Application Form” and submit this form for a member of the Rosewood Properties team to review. Once the form has been reviewed you will be contacted by either telephone or email. A date will then be arranged whereby the team member will meet with you and view the property you wish to sell. Once the property valuation has taken place, if both parties are willing the team member will make you an offer. The offer made to you will be valid for 28 days.

What type of properties does Rosewood Properties buy?

Rosewood Properties purchases all types of properties e.g. houses, flats, terraced houses, ex authority etc and we even purchase land, farms, stables etc.

In what areas does Rosewood Properties purchase homes?

We purchase homes in South East England, Greater London and Eastern England. Please click on our “Areas We Cover” page for more information. However we do have a network of nationwide contacts that we can refer you to if we do not cover your area.

How much does it cost to use this service?

Nothing, there is no cost to you. Our service is free of charge. We will even pay £500 towards your legal fees.

Am I obligated to sell my house if I fill out the form to ask you for a valuation?

No. Once you have completed the form you are not obligated to sell you house. A member of the Rosewood Properties team will contact you in response to your completed form (as informed above) however you are not obliged in anyway. The choice is yours.

Once you have made me an offer on my property to I need to accept immediately?

No. The offer will be valid for 28 days. If you do wish to accept you have 28 days in which to do so.

In what type of condition do you buy homes?

We purchase homes in any condition.

I need to sell my home but I would like to continue living there?

No problem. We understand and this is a common problem, which we have a simple solution. We will rent the property back to you for you to live in. Please see “Rent-Back Scheme” page for more information.

I need to sell my home, as I am unable to afford the mortgage payments, and realise that it is more beneficial for me to rent at this present time. Once you have purchased my house I would like to rent-back from you for a period of time and then buy back my home from you, is this possible? Can you help me?

Yes we can help you, no problem. With the current Credit Crunch Crisis mortgage payments have risen. The best option for you in this current crisis is to sell and rent. Obviously most people do not want to relocate so we are offering you the solution of renting back your property from us, once we have purchased and then giving you the option to purchase your home back in 3 years, with a guaranteed purchase price. Will anybody know about the sell of my home, or the sale and renting back of my home?

No. No one will ever know (unless you tell them). We will not put a “Sold” board outside your house, so no one will ever know. We keep all your information strictly private and discretion is used at all times.

Do I need to purchase a Home Information Pack (HIPs)?

No. It is only obligatory to purchase HIPs to market the property, not to sell. We will not be advertising your property for you (like an Estate Agent, we will be buying the property directly from you, therefore no HIPs necessary.

Are you able to provide me with a Solicitor?

Yes, do not worry. We are able to provide you with a brilliant Solicitor. We will even pay up to £500 of your legal fees.

My house is likely to be repossessed soon. If I decide to sell to you to stop repossession do I need to inform the people who are repossessing my property?

No you do not need to contact them. The Solicitor will inform them of the situation and of a date when they will receive the money to cover the loan amount. However it will not affect the process if you wish to contact them in addition to the Solicitor.
